Start with the surfaces
A room count does not describe the full scope. Ceiling height, wall condition, joinery, wallpaper removal and the amount of preparation can all change the work. List each surface and identify repairs separately so quotations can be compared on the same basis.
State materials and access
The paint system, colours, sheen and any wallcoverings belong in the specification. So do furniture protection, working arrangements, high-level access and material storage. Confirm whether these are included in the quoted sum or treated separately.
Read the assumptions and exclusions
Check what happens if preparation exposes a defect or the scope changes. Ask how additional work will be agreed before it proceeds. Payment arrangements, any applicable tax and the programme should be confirmed in the written quotation or agreement for your job.
Send a useful enquiry
Provide the property location, a room or surface list, photographs and the timing you have in mind. Explain whether rooms are occupied and whether other trades are involved. This gives the discussion a practical starting point without relying on an invented price per room.
