Edwardian Mansion Block Communal Repaint

The communal areas of a twenty-four-flat Edwardian mansion block on Queensway in Bayswater were comprehensively redecorated. The project encompassed the main entrance lobby, four staircase flights, eight landings, and all communal hallways on every floor. The residents' management company commissioned the work to restore the building's period grandeur, which had been diminished by years of piecemeal maintenance and unsympathetic colour choices.

The Challenge

Working in occupied communal areas required careful phasing to ensure residents always had safe, unobstructed access to their flats. The entrance lobby features original Edwardian tiling and terrazzo flooring that needed rigorous protection. Paint specifications had to balance aesthetic quality with the durability demanded by a high-traffic communal environment serving nearly fifty residents and their visitors daily.

Our Approach

We developed a floor-by-floor phasing plan, completing each level before moving to the next, with protective runners maintained on all completed surfaces throughout the project. Work was scheduled during weekday daytime hours to minimise noise impact on residents. All walls were thoroughly prepared, with any blown plaster cut back and re-patched before lining and painting. We specified a hard-wearing contract matt for walls and a durable satin finish for all woodwork, both in a classic Edwardian-inspired palette of warm stone and off-white that the residents' committee approved. Balustrades and handrails were sanded back and refinished with multiple coats of satinwood for a resilient, wipeable surface.

The Result

The communal areas have been returned to a standard befitting the building's Edwardian heritage. Residents have reported that the refreshed entrance lobby makes a noticeably better first impression on visitors. The management company received multiple letters of thanks from leaseholders, and the building subsequently achieved a higher valuation in a surveyor's reassessment.
