The Victorian terraces around Thornton Heath (CR7), South Norwood (SE25 borders), Addiscombe and central Croydon (CR0) share the characteristics common to London's late-Victorian working-class housing: solid brick construction, lime plaster internally, original timber windows and doors, and the accumulated decoration of 120 or more years.
Stripping and preparation of timber is where most of the real work lies. Door frames and window surrounds in these properties often have fifteen or twenty layers of gloss. We do not paint over this. Thick, brittle layers will crack regardless of what goes on top. We strip back using a combination of low-temperature heat gun (set to 200°C to avoid lead dust volatilisation) and chemical stripper — Peelaway 7 is effective on lime-plastered surfaces where we need to contain the mess. After stripping, bare timber is inspected for rot: any softness is cut out and treated with Ronseal Wood Hardener before packing with a two-part epoxy filler.
Lime plaster walls — original lime plaster is breathable and flexible, which is exactly what a solid-wall Victorian house needs. Modern gypsum products applied directly to lime can trap moisture. For repairs, we use a compatible NHL (natural hydraulic lime) mortar or a pre-mixed lime repair product from Tarmac or Cornish Lime. Only after lime repairs have been fully carbonised (minimum 28 days) do we decorate over them.
External brickwork — many Croydon Victorians have unpainted stock brick frontages. Where clients want the rear or side render painted, we assess whether the existing render is sound or has spalled in areas. Spalled sections are cut back to a depth of at least 10mm, re-rendered with a sand-cement mix with added waterproofing agent, allowed to cure for four weeks, and then painted with Dulux Trade Weathershield Smooth.
Post-War High-Rise and Low-Rise Flat Interiors
Croydon has a notable concentration of post-war flat blocks — both the 1960s and 1970s towers that define the town centre skyline and the lower-rise four and five storey blocks in areas like Norbury, Selhurst and New Addington. Common issues in post-war flat interiors:
- Concrete or block walls that have previously been painted directly without a stabilising primer, leading to peeling. We treat with Sandtex Stabilising Solution, allow to cure, then apply a masonry primer before emulsion.
- Artex ceilings throughout — we advise on asbestos testing before any intrusive work and offer a skim-plastering service over tested and confirmed safe Artex using Gyproc or similar bonding coat.
- Damp in corner flats — corner-located flats frequently show cold bridge condensation damp in corners where the external wall meets an internal wall. We treat with Ronseal Damp Seal, apply Thermaline insulating paint (or overseal with insulating membrane board) and finish with Zinsser Perma-White or Dulux Mouldshield.
