The BR Postcode: What Decorators Need to Know

The BR postcode spans a large swathe of South East London and the northern fringes of Kent — from the Victorian terraces of Beckenham and Bromley town centre through to the large, well-spaced detacheds of Chislehurst and Petts Wood, and out to the commuter estates of Orpington. Each area has a distinct character, and the decorating demands vary accordingly.

Victorian and Edwardian Semis: Bromley and Beckenham

The semi-detached houses of Bromley South and the residential streets of Beckenham are broadly similar in their construction to those found across South East and South West London: London stock brick or roughcast render elevations, timber sash or early casement windows, lath-and-plaster ceilings internally, and woodwork that in many cases hasn't been properly stripped since the 1970s.

The woodwork issue is worth dwelling on. Architraves, skirtings and window frames that have been painted over repeatedly with gloss or satinwood without stripping develop paint so thick it cracks at the joints and obscures the moulding profiles entirely. On these properties we recommend a systematic approach: heat gun or chemical strip the most badly built-up surfaces (typically window reveals and door architraves), sand back to a smooth base, prime with Zinsser Bulls Eye 1-2-3, and then apply two coats of a quality oil-based or alkyd-modified waterborne eggshell. Large Detacheds: Chislehurst and Petts Wood

Chislehurst is notable for having a high concentration of large detacheds dating from the 1890s through to the 1930s, many sitting on generous plots in roads that have changed little in a century. These properties often have original Edwardian joinery throughout — wide skirtings, deep cornices, panelled internal doors and picture rails — which deserve careful decoration rather than the quick one-coat rollover they frequently receive from general builders.

On panelled doors in these properties, we always apply finish by brush in a systematic order: panels first, then muntins, then rails, then stiles. Brush marks in the direction of the grain on the stiles and across the grain on the panels is a classic sign of a rushed job. Properly done, two coats of a quality eggshell or oil gloss on a well-prepared panel door looks better than any spray finish for capturing the timber character.

Externally, Chislehurst detacheds often have substantial areas of tile-hanging, original brickwork, and rendered chimney stacks. We recommend a mineral-based coating on original render and a careful approach to brick — most exposed Victorian brick in this area is in good condition and shouldn't be painted over unless the owner specifically wants a different aesthetic.

Conservation Areas: Chislehurst and Beckenham

Chislehurst Village has designated conservation area status, and parts of Beckenham — particularly around the High Street and the early Victorian residential streets — are similarly protected under the London Borough of Bromley's planning framework.

Conservation area designation means that while internal decoration is unrestricted, any external change that would materially alter the appearance of the property requires prior approval. This includes significant colour changes to rendered elevations visible from the street, and any painting of previously unpainted brickwork. In practice, most like-for-like repaints in an equivalent colour proceed without issue, but we always advise clients to check with Bromley's planning department before departing significantly from the existing external scheme.

Where properties fall within Chislehurst's conservation area, we also recommend using traditional materials wherever possible — limewash on lime render, oil-based finishes on original joinery — as these are more sympathetic to the substrate and more likely to be viewed favourably if any planning query arises.

Heritage Renovation: Older Properties in the BR Belt

A small but significant number of properties in the BR postcode date from before 1850, including a handful of Grade II listed farmhouses and cottages in the rural fringe around Orpington and Downe. Working on these buildings requires familiarity with conservation-grade products and techniques.

On listed buildings, we use hot or cold lime wash for external masonry, natural bristle brushes, and oil-based finishes on joinery rather than water-based alternatives. We never apply modern cement-based fillers to lime mortar joints, and we always consult the Historic England guidance documents on paint and decorative coatings for listed buildings before specifying.

Landlord and Rental Property in the BR Zone

Bromley, Beckenham and Orpington all have substantial rental sectors. Orpington in particular has seen significant growth in buy-to-let investment over the past decade, with many conversions of former commercial and light industrial properties into residential.
