What Does It Cost to Paint a London House in 2026?

It is one of the most common questions we hear: how much should I expect to pay for professional painting and decorating in London? The honest answer is that prices vary considerably depending on property size, condition, location and the quality of finish required. However, this guide provides realistic price ranges based on current London market rates to help you budget effectively.

Room-by-Room Price Guide

The following figures are based on typical 2026 prices for professional painting and decorating across London. They assume walls and ceilings in reasonable condition requiring standard preparation — filling, sanding and two coats of quality paint.

Living room (standard size, approximately 4m x 5m) Walls and ceiling: 450 to 700 pounds. Add 150 to 250 pounds if woodwork (skirting, architraves, door) is included.

Bedroom (standard double, approximately 3.5m x 4m) Walls and ceiling: 350 to 550 pounds. Woodwork adds 120 to 200 pounds.

Kitchen (medium size, walls only — excluding cabinets) Walls and ceiling: 400 to 650 pounds. Cabinet painting is a separate specialist job costing 1,200 to 3,000 pounds depending on the number of units and finish.

Bathroom (standard size) Walls and ceiling with moisture-resistant paint: 300 to 500 pounds. Smaller en-suites from 200 pounds.

Hallway, stairs and landing This is one of the most variable areas. A straightforward two-storey hallway: 600 to 1,200 pounds. A tall Victorian or Georgian stairwell in properties across Belgravia, Kensington or Hampstead requiring scaffold towers: 1,000 to 2,500 pounds.

Exterior — front of house Front door, windows and surrounding masonry: 800 to 2,000 pounds. Full exterior repaint of a terraced house: 2,500 to 6,000 pounds. Larger detached properties or those requiring scaffolding cost more.

Whole-House Estimates

For a complete interior repaint of a typical London property:

  • Two-bedroom flat: 2,000 to 4,500 pounds
  • Three-bedroom terraced house: 4,000 to 8,000 pounds
  • Four-bedroom semi-detached house: 6,000 to 12,000 pounds
  • Five-bedroom detached house: 9,000 to 18,000 pounds

These ranges reflect the difference between a straightforward repaint in good condition and more extensive work involving significant preparation, repair and premium finishes.

Factors That Affect the Price

Understanding what drives costs helps you compare quotes fairly and make informed decisions.

Condition of surfaces. A room that has been well maintained and simply needs a colour refresh costs far less to paint than one with cracked plaster, flaking paint, damp damage or decades of wallpaper to strip. Extensive preparation can double the time and therefore the cost.

Height and access. Standard ceiling heights (2.4m) allow work from stepladders. The lofty ceilings common in Georgian and Victorian properties across Westminster, Marylebone and Chelsea — often 3m to 4m or higher — require scaffold towers, extending the time and cost.

Number of colours and finishes. A single colour throughout is faster and cheaper than multiple colours with feature walls, contrast woodwork and different finishes in every room. Each colour change requires cleaning equipment, masking edges and additional cutting in.

Quality of paint. Premium paints from Farrow & Ball, Little Greene and Mylands cost more per litre than standard trade emulsions but often provide better coverage, richer colour and greater durability. We are transparent about paint costs and happy to discuss options.

Woodwork complexity. Simple flush doors and plain skirting boards are quick to paint. Panelled doors, ornate cornicing, dado rails and detailed architraves in period homes across Mayfair, St John's Wood and Notting Hill take considerably longer to prepare and finish properly.

Location within London. Operating costs vary by area. Parking, congestion charges, access restrictions and the generally higher cost of working in central London all contribute. However, the difference between areas is typically modest compared to other factors.

Time of year. Decorators are busiest in spring and summer. Booking during quieter winter months may offer better availability and occasionally more competitive rates.

How to Get Accurate Quotes

To ensure the quotes you receive are realistic and comparable:

  • Invite decorators to see the property in person. Quotes given over the phone or by email without a site visit are guesswork. A professional will want to assess the condition of surfaces, measure rooms and discuss your requirements face to face.
  • Be clear about what you want. Specify which rooms, whether woodwork is included, your colour preferences and any specific concerns like damp or previous poor decoration.
  • Ask what is included. A good quote should detail preparation, number of coats, paint brand, furniture protection and clean-up. Vague single-line quotes often lead to disputes later.
  • Get three quotes. This gives you a sense of the market rate for your specific project. Be wary of quotes significantly below the others — they usually indicate corners will be cut.

The Cheapest Quote Is Rarely the Best Value

In London's competitive decorating market, prices that seem too good to be true usually are. Cheap quotes often mean:

  • Fewer coats of paint, leading to patchy coverage.
  • Minimal preparation, resulting in a finish that fails quickly.
  • Budget materials that do not last.
  • No insurance or guarantees.

A reputable decorator charging a fair rate will deliver a finish that looks better and lasts longer, saving you money over time.
