East London: the most varied decorating market in the city

East London's housing stock is genuinely unlike any other part of the city. E8, E9 and E17 have dense Victorian terraces — many now in owner-occupier hands after decades as rental stock. E1 and E2 have warehouse and industrial conversions that require a completely different decorating approach. E15 and E20 have some of the largest new BTR (build-to-rent) blocks in Europe. And across all of it runs a dense landlord market in conversion flats and HMOs.

Victorian terraces in Hackney and Walthamstow

Hackney and Walthamstow (E8, E9, E10, E17) are probably the most intensively gentrified postcodes in London over the past fifteen years. The typical decorating brief in an owner-occupier E17 or E8 terrace now looks much like the brief you would have seen in Islington fifteen years ago: careful colour choices, period-appropriate finishes, meticulous woodwork.

Interior colour in East London terraces. The east London palette tends to run darker and more characterful than the neutral Farrow & Ball schemes common in SW London. Farrow & Ball Hague Blue on a ground-floor back room, Railings on kitchen joinery, a deep terracotta or ochre in a dining room — these are common briefs. Handling dark colours well means accepting that coverage will take three coats rather than two, and that brush marks from a loaded brush on dark eggshell are more visible than on pale tones. Airless spray application gives a more consistent result on large areas of dark colour.

Exterior preparation on E17 and E8 terraces. Many Victorian terraces in Walthamstow and Hackney have been painted many times over their lives, often with incompatible products. Before any exterior repaint, test adhesion: apply a small patch of new paint, allow it to cure fully, then attempt to peel it. If earlier layers lift with it, the surface needs to be taken back further. A stabilising primer (Dulux Weathershield Stabiliser) applied to sound but porous masonry significantly extends the life of the top coat.

Warehouse and industrial conversions in Bethnal Green and Hackney

E1, E2 and parts of E8 have substantial stocks of warehouse and former industrial buildings converted to residential use. These properties have decorating requirements that are entirely unlike a Victorian terrace:

  • Concrete and brick surfaces. Exposed concrete and brick are common in warehouse conversions and are frequently left partially exposed as a design feature. Where they are to be painted, a specialist masonry primer (Zinsser Watertite for damp brick, Dulux Trade Primer Sealer for stable concrete) is essential. Standard emulsion applied directly to bare brick or concrete will chalk and peel.
  • Steel-framed windows. Crittall-style and industrial steel windows are common in conversions. Use a two-pack epoxy primer or a direct-to-metal primer specifically formulated for steel before any topcoat. Hammerite Smooth can be applied direct in some situations, but check compatibility with any existing coating.
  • High ceilings and exposed structure. Warehouse conversions often have five- to seven-metre ceilings with exposed RSJs or steel beams. Access requires a properly rated scaffold tower or MEWP (cherry picker). A domestic ladder is neither safe nor sufficient for this scale of work.
  • Polished concrete floors. If polished concrete is being retained, protect it with hardboard sheeting and tape throughout — not just dust sheets. Paint drips on polished concrete are extremely difficult to remove without marking the finish.

BTR new-builds in Stratford and Canning Town

E15, E16 and E20 have seen enormous BTR development since the 2012 Olympics. These are typically high-volume, tight-programme decorating contracts with demanding specification sheets. Common requirements:

  • Contractor-grade paint systems (Dulux Trade or Johnstone's rather than retail products).
  • RAL or NCS colour references rather than proprietary paint brand matches.
  • Defects liability periods requiring callback capability for snagging.
  • COSHH documentation and site induction compliance.

For individual BTR unit refurbishments between tenancies, the same hard-wearing specification as any rental property applies, but expect managing agents to have specific approved colours and products in their licence agreements.

Landlord and HMO work across East London

E8, E10 and E17 all have active HMO and multi-let markets. The brief is always the same: durable, neutral, maintainable. Our recommended spec for East London rental properties:

  • Walls: Dulux Trade Diamond Matt in a warm neutral — Magnolia, Warm Putty or equivalent. Scrubbable finish essential in kitchens and bathrooms.
  • Ceilings: Pure Brilliant White flat matt.
  • Woodwork: Dulux Trade Quick-Dry Satinwood in Brilliant White. Quick-dry alkyds are re-coatable in four hours, which matters when you are trying to complete a void in two days.
  • Kitchen and bathroom walls: Dulux Trade Diamond Matt (not kitchen and bathroom emulsion — the Diamond Matt formulation is tougher and suitable for these areas if ventilation is adequate).

A standard two-bedroom conversion flat in E17 or E8 can be completed in two to three working days on a full-repaint brief.
