Decorating in Barnes and Mortlake: A Premium Riverside Guide

Barnes occupies a bend of the Thames that gives it a semi-rural quality unique among inner London neighbourhoods. The common, the duck pond, the Georgian high street, and the village atmosphere combine to make it one of the most desirable places to live in south-west London. Property prices reflect this: Barnes consistently ranks among the most expensive residential areas in south-west London, and the standard of decorating work expected — and delivered — is correspondingly high.

The Georgian houses on Barnes High Street and the streets around the pond are among the finest domestic Georgian architecture in outer south-west London. Authentic colour approaches. Georgian interiors were not all white. The reception rooms of Barnes Georgian houses are best served by the kind of colours available from Farrow & Ball, Little Greene, and Edward Bulmer's range — all of which draw heavily on historical pigment formulations. Pea Green, Bone, and the various stone and stone-grey shades are sympathetic to the proportions and light levels of genuine Georgian rooms.

Perfect plaster surfaces. Georgian plaster is generally lime-based and has often survived in very good condition where properties have been well maintained. It needs to be respected: filling compounds that are incompatible with lime can cause long-term problems. We use NHL (natural hydraulic lime) fillers for repairs to lime plaster, and breathable emulsions that allow the wall to regulate moisture without trapping it behind a vinyl film.

Shuttered sash windows. Many Barnes Georgian houses retain their original panelled shutters. These are part of the character of the room and need to be painted sympathetically, folding cleanly into their boxes when open. We strip shutters back if paint build-up is impeding their operation, then finish in an eggshell that matches the other joinery.

Mortlake's riverside position gives it a distinct character. The buildings along the Mortlake High Street and the riverside walk include a mixture of old public houses, converted industrial buildings, and Victorian terraces that have strong character despite their more modest scale compared to Barnes.

Painting work in Mortlake riverside properties focuses on:

Damp management. Riverside properties are at elevated risk of damp, both rising damp from the ground and penetrating damp from driving rain on exposed river-facing elevations. We always assess moisture levels before specifying interior paints, and use breathable products — Keim Mineral Paints or Earthborn Claypaint — on walls that show any history of dampness.

Exterior exposure. River-facing facades in Mortlake are exposed to significant wind-driven rain and humidity. External woodwork needs a high-build system: a quality flexible exterior primer, followed by two or three coats of exterior eggshell or gloss applied in appropriate weather conditions. We do not paint exterior timber in temperatures below 5°C or when rain is forecast within 24 hours.

Conservation Areas: Barnes and Mortlake

Barnes Conservation Area covers much of the historic village core and is among the more rigorously controlled in Richmond upon Thames. The council's conservation team examines external alterations carefully. Practical implications:

  • Window replacements must be like-for-like in materials and configuration
