How Much Does It Cost to Paint a House in London?

If you have searched online for house painting costs, you will have found wildly varying figures, many of which bear little relation to what a qualified, insured professional decorator actually charges in London. National averages are particularly misleading because London prices are significantly higher than the rest of the UK, reflecting higher labour costs, parking and congestion charges, and the complexity of working in dense urban environments.

This guide provides realistic 2025 pricing based on our experience as professional painters and decorators working across Central and West London. These are not the cheapest prices you will find, but they reflect the true cost of quality work carried out by experienced, insured professionals using premium materials.

What Determines the Cost?

Before looking at specific figures, it is important to understand the factors that drive pricing. Two apparently identical rooms can vary dramatically in cost depending on these variables.

1. Condition of Existing Surfaces

This is the single biggest variable. A room with clean, sound, previously painted walls in good condition requires minimal preparation and can be painted quickly. A room with cracked plaster, peeling paint, damp staining, or multiple layers of old wallpaper to remove will take significantly longer.

Preparation typically accounts for 60-70% of the total time on a decorating project. Skipping or skimping on preparation is the hallmark of a poor decorator, and it always shows in the finished result.

2. Ceiling Height

Standard ceiling heights in modern London properties are approximately 2.4 metres. In Georgian and Victorian properties across Mayfair, Belgravia, and Kensington, ceiling heights of 3-4 metres are common, and principal rooms may be even taller.

Higher ceilings mean:

  • More wall area to paint
  • More complex access (scaffolding or platform towers rather than step ladders)
  • More time per square metre due to working at height
  • Higher ceilings themselves take longer to paint

A room with 3.5-metre ceilings will typically cost 40-60% more than an equivalent room with standard ceilings.

3. Architectural Detail

Period properties in London often feature:

  • Cornicing and coving (which must be carefully cut in by hand)
  • Picture rails, dado rails, and skirting boards (each requiring separate preparation and painting)
  • Window reveals and shutters (time-consuming to paint properly)
  • Panelled doors (significantly more work than flush doors)
  • Decorative plasterwork (ceiling roses, corbels, etc.)

Each of these elements adds time and therefore cost. A plain modern room with flush doors and no mouldings is fundamentally quicker to paint than a Victorian room with elaborate cornicing, a picture rail, dado rail, deep skirting boards, panelled shutters, and a six-panel door.

4. Paint Quality

The difference in material cost between standard trade paint and premium brands like Farrow & Ball or Little Greene is substantial:

  • Standard trade emulsion (Dulux Trade, Crown Trade): £25-£35 per 5 litres
  • Premium emulsion (Farrow & Ball, Little Greene): £50-£62 per 2.5 litres

On a typical room, the premium paint may cost £80-£150 more in materials. This is reflected in the final price, though paint cost is usually a relatively small proportion of the total.

5. Access and Logistics

London-specific factors that affect pricing include:

  • Parking: in Central London, contractor parking permits are essential and cost money
  • Congestion charge and ULEZ: daily charges for vans entering Central London
  • Access restrictions: many mansion blocks and estates have specific delivery times, lift restrictions, and rules about working hours
  • Furniture moving: in occupied properties, furniture must be moved and protected
  • Floor protection: hardwood floors, marble, and high-quality carpets require careful protection

Room-by-Room Pricing Guide

The following prices assume a professional decorator using quality trade paint (Dulux Trade or equivalent). For premium brands (Farrow & Ball, Little Greene), add approximately 15-20% to the paint element of the cost. All prices include preparation, materials, and labour.

Living Room

| Room Size | Standard Ceiling (2.4m) | High Ceiling (3.2m+) | |-----------|------------------------|----------------------| | Small (3m x 4m) | £450 - £650 | £650 - £900 | | Medium (4m x 5m) | £600 - £850 | £850 - £1,200 | | Large (5m x 7m) | £800 - £1,200 | £1,200 - £1,800 |

These prices cover walls and ceiling in emulsion. Add £40-£80 per door, £15-£25 per linear metre of skirting board, and £80-£150 per window (including frame, reveals, and sill).

Bedroom

| Room Size | Standard Ceiling | High Ceiling | |-----------|-----------------|--------------| | Single (2.5m x 3m) | £350 - £500 | £500 - £700 | | Double (3.5m x 4m) | £450 - £650 | £650 - £900 | | Master (4m x 5m+) | £600 - £900 | £850 - £1,300 |

Kitchen

Kitchen painting is more expensive per square metre because of the preparation required around fitted units, appliances, and splashbacks. Our kitchen painting service includes careful masking and protection of all surfaces.

| Kitchen Size | Walls & Ceiling Only | Including Cabinet Painting | |-------------|---------------------|--------------------------| | Small galley | £500 - £700 | £1,500 - £2,500 | | Medium | £650 - £900 | £2,500 - £4,000 | | Large | £800 - £1,200 | £3,500 - £6,000+ |

Cabinet painting costs vary enormously depending on the number of units, the method used (brush or spray), and the existing finish. Spray painting kitchen cabinets produces a superior finish but requires more preparation and equipment. See our separate guide on kitchen cabinet painting for detailed pricing.

Bathroom

Bathrooms are typically small but time-consuming due to the need to work around sanitaryware and the importance of using moisture-resistant paint systems.

| Bathroom Size | Price Range | |--------------|-------------| | Small en-suite | £300 - £500 | | Standard family bathroom | £450 - £700 | | Large bathroom | £600 - £1,000 |

Our bathroom painting service uses specialist moisture-resistant paints and ensures all surfaces are properly prepared to prevent peeling in humid conditions.

Hallway and Staircase

Hallways and staircases are disproportionately expensive because of the access challenges, particularly in multi-storey London townhouses where stairwells may be three or four storeys high.

| Property Type | Price Range | |--------------|-------------| | Flat (short hallway) | £300 - £500 | | 2-storey house | £800 - £1,500 | | 3-storey townhouse | £1,200 - £2,500 | | 4+ storey townhouse | £2,000 - £4,000+ |

Stairwell work often requires specialist access equipment (tower scaffolding, stairwell platforms) which adds to the cost. In properties with ornate balustrades, the woodwork painting element is particularly time-consuming.

Whole House Pricing

For a full interior redecoration, there is usually an efficiency saving compared to pricing each room individually, as the decorator can work continuously without repeated setup and cleanup.

Approximate Whole-House Interior Prices

| Property Type | Basic Redecoration | Full Redecoration (inc. woodwork) | |--------------|-------------------|----------------------------------| | 1-bed flat | £1,500 - £2,500 | £2,500 - £4,000 | | 2-bed flat | £2,500 - £4,000 | £4,000 - £6,500 | | 3-bed house (2 storey) | £4,000 - £6,500 | £6,500 - £10,000 | | 4-bed house (3 storey) | £6,000 - £10,000 | £10,000 - £16,000 | | 5-bed house (4 storey) | £8,000 - £15,000 | £15,000 - £25,000 | | Large period townhouse | £15,000 - £30,000+ | £25,000 - £50,000+ |

"Basic redecoration" means walls and ceilings painted, no woodwork, minimal preparation on sound surfaces.

"Full redecoration" means walls, ceilings, all woodwork (skirting, architraves, doors, window frames), with full preparation including filling, sanding, and priming.

Premium Properties in Prime Central London

For high-end properties in Mayfair, Belgravia, and Knightsbridge, costs can be significantly higher than the ranges above. Factors include:

  • Bespoke decorative finishes (specialist paint effects, gold leaf, lacquerwork)
  • Premium materials throughout (Farrow & Ball, Little Greene, de Gournay wallpaper)
  • Very high ceilings (4m+ in principal rooms)
  • Extensive woodwork (full-height panelling, shutters, elaborate cornicing)
  • Coordination with other trades (joiners, plasterers, electricians)
  • Project management requirements

A complete interior redecoration of a large Mayfair or Belgravia townhouse can exceed £100,000 when decorative finishes, wallpaper, and specialist work are included.

Exterior Painting Costs

Exterior painting in London involves additional considerations: weather dependency, access equipment (scaffolding, cherry pickers), and the need for durable exterior-grade products.

Exterior Pricing Guide

| Element | Price Range | |---------|-------------| | Front door (single colour) | £150 - £300 | | Front door (decorative finish) | £300 - £600 | | Sash windows (per window, exterior) | £100 - £250 | | Railings (per metre) | £30 - £60 | | Full exterior (2-storey terraced house) | £2,500 - £5,000 | | Full exterior (3-storey townhouse) | £4,000 - £8,000 | | Full exterior (4+ storey townhouse) | £6,000 - £15,000+ |

Scaffolding costs are additional and typically range from £500 to £2,500 depending on the size and height of the property. Our exterior painting team manages scaffolding logistics including council permits where required.

How to Get an Accurate Quote

The ranges above are indicative. For an accurate quote, a professional decorator needs to visit the property and assess:

  • The condition of all surfaces
  • The extent of preparation required
  • The access requirements (ceiling heights, scaffolding needs)
  • The scope of work (which surfaces, how many coats, paint specification)
  • Any special requirements (working around tenants, time constraints, coordination with other trades)

We provide free, detailed written quotations for all projects. Our quotes itemise the work by room, specify the products to be used, and include a clear timeline. There are no hidden costs.

Red Flags When Comparing Quotes

Be cautious of quotes that:

  • Are significantly below the ranges in this guide (they may be cutting corners on preparation or materials)
  • Do not specify the paint products to be used
  • Do not include preparation as a line item
  • Quote a daily rate rather than a fixed price (daily rates create uncertainty about the final cost)
  • Come from decorators who will not provide references, insurance certificates, or examples of previous work

The Value of Quality Decoration

It is tempting to view house painting as an area where costs can be minimised. The walls get covered either way, so why pay more?

The answer is longevity and finish quality. A well-prepared, professionally painted room using quality materials will look good for 8-12 years before needing redecoration. A poorly prepared room painted with cheap materials may start to show problems within 2-3 years: cracking, peeling, yellowing, and uneven coverage.

Over a ten-year period, the apparently expensive professional job often works out cheaper than two or three budget redecoration cycles, quite apart from the difference in how your home looks and feels day to day.
